Built in Indonesia. Made for independent hospitality.
One hotel PMS.Bookings and channels on one calendar.
Kiyo is a property management system built in Indonesia for independent hotels, villas, guesthouses and hostels. It connects bookings, channels, payments, guest messages and daily work, so your team spends less time switching and more time with guests.
Open Kiyo and see arrivals, departures, guest conversations, booking balances and priority work in one daily view. Spend less time rebuilding the day and more time helping guests.

Looking ahead
New bookings, cancellations and the next seven days.
Guest and team communication
Keep every conversation connected to the stay.
Keep supported guest conversations beside the reservation, then use Kiyo Team Chat as the internal place for staff to coordinate guest work and handovers.
Ask supported questions about bookings, revenue, occupancy, guests, reviews or channel performance. Kiyo prepares an answer and reviewed next steps. Your team checks the result and decides what to do.
Shape an enabled property website and booking page, show live availability, collect eligible local payments and keep the confirmation, guest email and portal experience connected to the booking.
Manage the enabled property website, booking page and available template controls.
Let guests choose a stay
Show configured rooms, rates and live availability in the direct booking journey.
Offer local payment choice
Eligible properties can offer QRIS, virtual accounts, selected e-wallets and cards.
Continue after booking
Record the booking, use configured guest emails and provide portal access when enabled.
Connections
Connect the tools your property already uses.
Connect distribution, supported guest messaging, reviews and eligible payments without losing the reservation behind each interaction. Availability varies by connection, property and market.
Yes. We can walk through Kiyo using a property like yours and show what would be included. You can also open the Kiyo demo.
What does Kiyo bring together?
Kiyo connects recorded bookings, mapped distribution, supported guest conversations, enabled direct checkout, daily work, revenue and reviews in one operating system.
How does setup work?
Setup depends on your property, room types and the connections you need. Kiyo confirms the supported onboarding path before your property joins.
How do I get early access?
Join the waitlist and tell us what kind of property you run. Kiyo will contact selected properties as access opens.
Is guest and payment data protected?
Kiyo supports role-based access, two-factor authentication and selected eligible audit events recorded on a best-effort basis. Payment availability depends on market and merchant eligibility.
Which booking channels can I connect?
Kiyo connects properties to 60+ OTA channels through one connection. Exact availability depends on channel, market, property eligibility and setup.
How do channel updates work?
Manage availability, rates and stay rules in Kiyo, then sync them to connected and mapped OTA channels. External failures, delays and retries can occur.
Which OTA messages can I answer in Kiyo?
Supported Booking.com, Airbnb and Expedia conversations can be answered in Kiyo. Other OTA conversations may still continue in the channel extranet.
Can I connect WhatsApp, Instagram, Messenger and Telegram?
Eligible connected accounts can bring supported guest conversations into Kiyo. Connection, approval, guest-initiation and platform rules vary by channel.
Which payment methods can appear at checkout?
Eligible properties can offer QRIS, virtual-account bank transfer, selected e-wallets and card payment. Actual methods depend on payment setup, merchant eligibility and market.
What can I ask Kiyo AI?
Ask supported questions about bookings, revenue, occupancy, guests, reviews and channel performance using authorised property data.
Does AI use current property data?
Kiyo checks available property data when you ask. Source coverage and freshness depend on the connected workflow.
Can AI make changes automatically?
AI is advisory. Your team reviews the answer and decides which normal product workflow to use.
Can every teammate see everything?
No. Roles and permissions control which dashboard areas each teammate can open.
Does AI replace the property manager?
No. It explains available data, surfaces patterns and helps people find the next decision faster.
How can I tell what is available now?
Kiyo separates current, connection-dependent and future capabilities. The complete feature and connection pages provide the detailed status.
Are more inbox connections planned?
Kiyo continues to develop inbox connections, but does not present a channel as generally available before its release checks pass.
Are HR, inventory and accounting available?
These are longer-term roadmap areas and are not available as finished Kiyo products today.
When will roadmap features be released?
Kiyo does not publish a date until a feature has been tested and is ready for real properties.
How can I follow product updates?
Join the waitlist and Kiyo will share important releases as they become available.
Have a property-specific question?
Tell us what you run and we will show you exactly how it fits.
Please open Kiyo on a laptop or desktop to explore the full demo. The Kiyo app will be available to download soon for the complete guest experience.
